We have an order in for a new washing machine unit, and it had arrived here in Houston, but was dinged up, so they returned it instead of delivering, and due to supply issues, it will be late May before they can guarantee another one.

Usually fixer uppers and stuff i get with cash buyers but im meaning as something ready to be listed on mls and yes i understand wholetailing also.

Stuff will sit and sellers will negotiate.

Find her and tell her and offer HER cash for keys if she gets the property empty of her stuff-including people.

However, my point was to use 1% rule to quickly disqualify a potential deal rather than trying to fully analyze it and still arrive to the same conclusion.  

He has a way of making the complicated stuff sound easy. 

Then as the virus stuff ends, raise the rent a bit. 

No one really is at a competative advantage or disadvantage, and rather than being scared, most people are bored and itching to get out and DO stuff.
