@Joe Colemen - What is meant with "Grind them Out" is you have to keep looking and a lot of times you have to look in areas that are not as evident that there is hidden value there. 

Luckily, the exterminator found no evidence of them in any other unit and it was only $980 for the guaranteed treatment.

Nobody has presented a shred of data and math evidence to justify statements of a housing "collapse", none.

Sure you can buy cheap junk software that will keep track like an Excel Spread Sheet or online programs, but when it comes down to protecting yourself with documentations in regards to an eviction, nothing will compare to QuickBooks when it comes down to evidence that you will need in a court of law.  

I have yet to see evidences of bulk discount when it comes to large multifamily deals.
