Ok got it.. then not super desirable to the off the street investor you have something emotionally attached to it..

You have the right to expect tenants to conform to the payment you desire.

I don't care if you're male or female of whatever sexual preference, there are just way too many motivated young people that end up with a marginal golddigger's hooks in them instead of a life partner they can rely on.

Either your rehab estimate is too low to get the finishes you desire for that high of a resale price, or your estimated ARV seems a bit high.

If you can get a property close to campus or in a desirable location then you can rent it out by the room which will increase your cash flow. 

The US justice department has filed a sexual harassment lawsuit against the owner/landlord, alleging that at least 2 female tenants in past were subjected to "egregious sexual harassment and retaliation".

The only issue is that the areas that will cash flow are less desirable then the one I currently live in. 

I am also 24, so I feel like I have good insight to the desire of being a young person and wanting to grow your portfolio.

As long as you work hard at getting good leads for buyers and sellers and create smooth transactions for them based on their desires you will be just fine.
