Jekyll claimed that the contractor also threatened his life when Jekyll tried to get our money back for the unfulfilled order (I never saw the police report, despite telling Jekyll to make one - based on his allegations to me.)It took me to visit Indy within the next two months to personally find and (politely) “serve” that contractor with a “put up or shut up” notice - the lien was removed within days after that.

You receive fines from the city (DNS) for littering and trash, the police gets called to deal with issues, one tenant moves out, and the PM can't seem to get a grip on this.

So that was my point to this hedge fund manager how are you going to do it when all those that came before you could not  what do you see that others dont.And to me it was the Clayton Morris pitch  IE we rehab better than anyone else and we only put in doctors nurses police and firemen.. :) when in fact in those areas 90% of the signatures on the leases are unmarried females..

Ridgecrest (California) is by far the worst city for landlords,but it is not because of their policies:-)in 3 years of owning and managing units in RC, I saw - drug labs, neighbor tenant murder, police chased and shot and many other various situations.try to pay tenants deposit back to them after going through all of  this.NOT funny

I won't hesitate to stop a police officer and ask about the block he patrols, knock on a door and ask what the neighborhood is like, or go to local businesses and ask how they are doing and where they see their town and area trending.
