The goal is really just to learn about the tax rules for small businesses - it's beautiful how much cheaper the things like internet, cell phone, gas, cars, meals, etc can be when you're able to deduct them on your taxes....

Instead of trying to communicate with the owner through their tenant, why not just get the phone number and address of the owner from the tenant and contact them yourself?

It takes a lot of time and dedication, but when you start getting anywhere from 5-10k just for driving around, sending out mail, and making phone calls then you probably won't regret it.

His situation is this:  He has just over $100k in cash in the bank; He has a w-2 job that gets him $100k-120k a year; He has $0 debt besides besides car insurance/cell phone (he lives with his parents still); He has  720-760 credit score; And he is currently in the Army reserves and eligible for a VA loan.
