If there is some issue, and not speaking English is not a valid issue, but let's say at the showing they mention they just got new jobs, new to them, no experience and say they mentioned it's on commission and you see they are driving a new car that they mentioned as having good credit, like we have made our car payment on time every month, dang car isn't 6 months old......What does that tell you, you can dig a bit deeper and pre qualify them for free and you should!

I would be cautious and dig a little deeper.Being in a city on the state line, common reasons for people not changing their driver's licenses or vehicle plates here include: evading paying registration fees, evading paying sales tax by showing an ID from a state that has no sales tax, evading being tracked down by creditors, evading paying child support, evading the law, planning to move back to the other state soon (short tenancy), wanting to retain some of the benefits of the prior state (library card, voter registration, tax privileges, etc.)

You try it on your own and are not seasoned the occupant living there now with an attorney will drag things out forever and cite all your mistakes in court.If you overpaid for this property see if there is a title issue or other technicality the selling bank did not follow where you can reverse the sale and require them to buy it back for what you have into it with purchase and costs so far.Get with a specialist attorney ASAP and not a generalist who dabbles in various legal categories.Would not make any contact with this tenant and let attorney handle it and the steps to follow as you do not have the experience and could likely dig a bigger hole to get out of for yourself.Good luck.

In a real life example though I was helping an acquaintance of mine who doesn't make much money and he hired a trencher for 75.00 to dig a 10" deep by 30' trench that he could have done in an hour and he had nothing better to do.
