Cable TV, streaming services, leased autos, financed autos (sell them and buy something you can actually pay cash for), and any subscription (personal or business) that doesn't increase your financial position.

Giving away free rent is no different then Outback Steakhouse giving away a free dinner or your local auto dealer giving out a free truck.

:@Joe Splitrock - OK - So it sounds like you do allow the automatic payment to start processing on the 1st (i.e. auto ACH coming through on Dec 1 and hitting your account on Dec 7th vs. auto paying on Nov 24th and hitting your account on Dec 1).I noticed that the key thing is it does say in the Apartments.com portal that the payment is processing (so you know that it is actually working) Right, I can see that they made payment which is fine for me.

So if you know that going in you can set your company up for success.. but thinking it can run on auto pilot or in the very low end some manager is going to save the day.. 

It just like flying you sit and observe George ( name of auto pilot) make sure he is acting nice.

Tenants love the auto-draft and I do too! 

If you start building a business system now, you might even be able to auto pilot your investing by the time you're able to start.

If it wasn't for o/time meals, o/time pay, paid lunches & auto mileage payouts of $300-$400/month I might have been struggling.I worked from 85-98 then retired, (regretfully) sold some of those that appreciated nicely, sold partnerships in others to pay down debt & then accumulate more & have not had a mortgage or any debt since. 

One of the things that concern me buying in Michigan is the auto market industry and the sub-prime loans.
