Is it too late to bring in a better realtor now?

So here's our story...My wife and I built our own house from scratch and are about to close on a cash-out refinance in order to finish some of the house along with paying off a personal loan we used to help fund some of the building process.

Also as I'm sure you know, the cost of labor and materials has been growing quite aggressively lately.

If someone is late with the rent 3 day notice, then evict if not paid, don’t wait. 

Having the right contractor who will finish the project on time.

I Just recently Bought a two family property, from my grandparents in Albany New York, I’ve had the property for three months now they’ve been late every time and now can’t get a hold of either Tenet.

Um, spend a few $100 and consult with a real estate attorney on your options as right now we are just speculating.With 20 years of experience in KC, I am guessing that seller would probably do nothing and accept the EMD as liquidated damages, I have not read our 40-page contract of late, so not sure. 

Increased rent to $550, with $50 late fee payment.
