Lawsuits that are pending would produce a judgment that would be junior to the existing mortgage, so I don't see how those would attach to the property; and if they did, they are junior and would be extinguished in most jurisdictions.

Steve, I think the poster is actually pre-paying PI in escrow, rather than making principal only payments as a means to avoid making regular payments.
