The owner of the building, I plan to have a discussion with him at the top of the year about implementing a legal agreement that will allow me to control 1/3 of the building's units.

I then proceeded to try and gather funds to buy "bots", automated buying applications to get the shoes before they were sold out, and then funds for the shoes, once again this plan never worked out.

It's implemented as a trust, with you serving as trustee. 

@Christopher Blanco @Matt K. this is something I found from another BP member (Andrew Postel) I am going to start implementing #2 and once I gain some experience will look more into #3.

These people are almost always overseas, have extremely limited accountability, etc.The second way is through using automation software, like WordStream.

I'm sure Fidelity would be skeptical LOL Thanks for your comment Alexander,Good tech eliminates peopleIt sucks but it's true.Everyone is looking at their bottom line these days and usually the bottom line is mostly affected by labor costsFidelity, NAR, etc...Doesn't really matter.They all pull strings now but I don't think they will have a say in the futureLook at the crypto world for example.Even governments have started implementing their own versions as they have no choice.

As always, don't implement this without the support of a tax pro or you're asking for trouble. 

Depreciation is a Tax Accounting implementation, not a real expense!

I too would like to implement various environmentally friendly strategies in operating multifamily but of course like you said, the numbers have to make sense.
