Today I had closed on a duplex, signed all the necessary papers and after I had left I realized that I had not received the rent checks or the security deposit from the seller.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

This technology is in its infancy for use in real estate but I think it will really take off due to the security of the transactions and ease of investing.

I want to note that ethically, I do not feel comfortable collecting rent from her next of kin so the component of obligation of the estate is largely irrelevant.You are also apparently supposed to secure all of her belongings and note anything that is removed by family members that you allow to visit the property.  

A few generic questions I’ve been struggling with:After obtaining my license, what would be the best route to be at a level, which I can start comfortably flipping properties or securing rental properties?

If I can't mitigate my risk with a security deposit, then I'll come up with another method or I'll just stop renting to them.

Big deals like notification limits, security deposit amounts and accounts, paying tenant interest on security, etc etc etc. 

Get copies of the leases, make sure the owner transfers security deposit with the sale and contact the tenant right after closing giving them notice of non renewal.

It is also far more secure than letting people share a key.
