Lenders certainly don't support this kind of valuation; sellers are pricing at a 5 CAP  on pro-forma (future) NOI, and lenders are struggling to get to 6 on current NOI.

Demand has been increasing so fast the properties are all way ahead of the pro forma numbers we estimated upon acquisition.Anybody had any issues in the southeast?

That has been my experience as long as you have a 1.25% or higher DSCR.I would defiantly use the bigger pockets rental property calculator and show the results to the bank, sometimes they can be stubborn on values as well but this is something you can come with accurate comps from an agent and your own personal financial pro forma of the property.Also, don't take the banks appraiser at face value, you may have to defend your position against one and it helps having the numbers in hand...Good Luck!

The structure has been around since the 1980's and we have worked with many clients using such plans to form a real estate development company.You do need to take a reasonable salary as an employee of the C-Corp.

I called the realtor and she gave me the pro forma on the property.Its technically losing money, so would this be considered a good investment because there is a lot of room for improvement, or does it mean run for the hills and avoid this property?
