Obviously, I could pick up the phone and call whole bunch of contractors to get someone even get to work over months long period of time while educating myself, but wonder is there any widely used tool/platform out there  where contractors bid where trusted reviews  are trustworthy and contractors value their reputation and reliable. 

(Freelance website development, same as my current W2 industry)I have read that people who do not have W2 jobs have a much more difficult time applying for mortgages, since there is less of a reliable "secure" source of income for the lender to look at.My question is this: Do freelancers have the same troubles when trying to get refinances from banks, even if their property is 100% paid off?

If you are going to be doing this often, maybe create a relationship with a reliable neighbor that you can pay from time to time to do this for you.

Is Do Hard Money (DHM) a reliable source for hard money lending?

As long as its an address you receive mail and is reliable.

So far so good on their reliability over time. 

I tend to agree with him that out-of-state investing is in fact less risky than investing in your own market when considering the benefits v. detriments of it as long as you build a reliable team and do your due diligence.

Scanning publicly-available deeds yourself may not be reliable enough.
