Looking to invest first investment property in Georgia, Good credit, which banker/bank would you recommend that has good rates and the processing is smooth. 

I'm also seeing that there's challenges with most conventional lenders refinancing to a mortgage when the property is held in an LLC.Any suggestions about how to tackle this situation smoothly or potential options to look into?

The first few times through it may not be 100% smooth and until I have the materials process on auto-pilot I will likely leverage the contractors for materials recommendations, but I like the idea of eliminating any question about the materials cost or relying on contractors to supply to materials in a timely manner. 

I am coming from Florida so it will be a bit of a transition but I am excited.

You could find a buyer that is honest, fair, good at communicating, and things go smoothly.
