Selling my own home.

Is it difficult to sell my own home? Is there a lot of paperwork that I need to understand? I’m looking to sell my home but 5% commission is a lot for me to give up. Looking to use the profits to house hack, so want to keep as much money as possible.

Are you going to be selling as a FSBO or are you an agent or going to get licensed for the purpose of the sale?

Before you make a decision, you’ll want to understand where the lion’s share of buyers come from: buyer’s agents.

If you’re going to try to sell to the masses of retail buyers, most of them have buyers agents who are going to seek their portion of the commission from you at the close. Therefore, you will likely not save 100% of the commission.

Additionally, many buyers agents won't even bother dealing with FSBOs because FSBO sellers generally have no idea how a transaction works and they have unrealistic expectations.
