With supply being in the red across the Austin-Round Rock MSA, supply in peripheral cities is being uncovered and made available to purchase. 

That's a rounding error to an experienced serious investor.

There are still properties that are cashflow positive or close to it in the Austin suburbs of Round Rock, Del Valle, Cedar Park, etc.People told me I missed the boat when I bought my first duplex in 2013-14.

For vacancy, capex, repairs, etc. you can usually take an educated guess based on the age of the property, when big ticket items were last replaced, etc.

I would think that the "sleeps 23" house is simply too big for today's vacationers, who are trying to have a little getaway without exposing themselves to more germs.   

It taught me basically to become extremely well rounded in what I could do and more importantly that I can do anything if only faced with the necessity.
