"Best offer" in a for-rent ad is perfectly legal.

The codes in the local town halls aren't perfectly clear. 

If your space is perfectly square they will be limited cuts but if your room has transitions, floor vents, multiple doors, insets or such you will be making lots more cuts.

You're not going to get the perfect match-up the hawkers of these products want you to believe you will. but you can be reasonably certain than your potential tenants will take a look at them before coming to a decision.

The market is hot because it's a perfect combination of: 1) Low inventory on the market (large buyer pool competing for fewer houses)2) Very high buyer demand (everyone wants to buy, and there are a lot of people relocating to AZ)3) Interest rates are low, which further fuels #2 above 4) Tempe has always been a popular place to live and it's landlocked so it's not like buyers can go further out to the new developments of Tempe (there aren't any)

I had them pester us into paying some tax for the person who lost it.. but not redeem it outright. the risk is if you do improvements past making the house safe from the environment.. they don't have to pay you back for any rehab you did to it.. you wont get title insurance until the 120 days is over.these were frankly my favorites..  90% of investors are scared and don't understand or they need to borrow money and cant.. so its perfect for the true all cash investor.. knocks out a lot of competition and i have gotten some smokin deals on those. 

It's hard to turn down a perfect potential tenant who is obviously on the right track, when her fiance is an obvious drug dealer/gang member.    

I guess I will call them and ask if they follow as that would be perfect if you are saying I can use artificial light for downstairs living room and egress/natural light for bedroom in basement.

You could leave a perfectly working furnace as is.
