This included converting the 1st floor from oil to gas and just swapping out the 2nd floor furnace which was gas already.From there we started renovating the 2nd floor unit (vacant when we bought it) which needed a pretty decent overhaul because the previous tenant trashed the place.

Doing all oil-rubbed bronze hardware/lighting/fixtures, so I've got them coming in from various suppliers (Home Depot/amazon/surplus stores).I scored a major steal from the Habitat Restore on a prehung exterior door for 75 bucks and two 24" interior doors for 26 bucks (total).

You can find a mortgage broker who was a fry cook at a drive-in last year or a car sales man and to obtain an originators license they only take a 20 hour course to be a RMLO!

I financed a commercial property for a young marine who got into power washing/cleaning the hoods & fire protection systems over the cooking stations in restaurants etc.He had developed a niche market with very little competition & carried the necessary certification to post for the respective health dept., inspectors.The work had to be done whenever the establishments kitchen were closed so it was usually a lot of early mornings/late nights.

Now the 15 is NEEDED repair I've made it this way as the house has oil heat (oil tank underground) and people would likely want to change that.

Once plumbing, bathrooms and kitchen are completed, and the new home heater is installed (and converted from oil to gas), I will paint it myself, with help from my brother.Although I'm very busy with a day job and the rehab, I find myself looking for the next project.
