And I'm sure you are all smart enough to know that I don't mean physically touched.  

So while a local small bank may be able to provide you with the best terms, you may be limiting your options and ability by not being physically local to the property.

Speaking from experience, I've been learning tons from other the forums on here, both the threads other people ask as well as ones I start.Out of curiosity, are you looking to invest in your proximity (southern suburbs, Twin Cities,...) or looking to invest farther away to achieve better returns?
