The bulk of my experienced in construction developing and a little bit in real estate.Math analysis and looking at your prospective properties need to be done before making an offer or have a clause in the salas contact that allows you the time (usually 10 to 15 days) to make a detailed inspection and possibly back out of the subject property without a penalty that will hurt you too much.

You still have the option to pay more with a 30 year fixed loan to pay off the loan sooner and you will not be subject to later rate changes.

Agree with @Richard Copeland, @Derek Carroll -- it all depend upon the lender and the subject property.I went with a Local business bank to close on my 6-plex and Net Worth was a non-issue.

But, real estate investing has become so trendy again, thanks to BP and podcasts about it, I just worry people are investing very little into their education on the subject and too much on properties where the numbers don't make much sense.
