Watch out for the HOA fees!  

Love the BP podcasts and have been listening/reading/watching everything I can get ahold of so that when I am able to make a move on my first property I will not go in blind. 

Watching them makes me want to try one of mine.  

Class C -- good price per door = <30x monthly rent But watch expenses (determines cash flow and net income) closely as Mike says.

What should we watch out for in a contact like that?

having cut my teeth with a HML in Oakland Ca in the mid 80s  I have watched this transformation of how the industry is marketed.

I've watched this property on the market for some time, first on craigslist and then on MLS.

Through these past years, I started reading business books, like Rich Dad Poor Dad by Robert Kiyosaki, listening to positive motivational influencers like Tony Robbins & Les Brown, watch videos of Business Entrepreneurs like Dan Lok, Grant Cardone, Gary Vanerchuck, Tai Lopez, and Stephen Granhams.

I also have poking around on the Bigger Pocket website, reading post, and watching webinars and I finally decided to introduce myself.
