Never thought about the question OP asked.It's funny because it makes me feel instantly better, that my doors are "mine" and not shared with 1-100 other people.The bank has the final laugh although.Reading future posts on this forum, with people boasting how they bought 20 units last month will be taken with a heavy dose of salt.

It took about 4 years to break-even and now 8 years later at age 65 and retired, with 35 deals (10 have sold), we have pulled out more than double what we put in and we are currently still in 3800+ doors (remember syndication; we boast with door count, but only own a small percentage of each door).

That's fine, I probably wouldn't do business with the OP either.As a broker, I have the best interest of the principals in a deal and not about how much of a fee I can wangle out of them so I can post-and-boast on a blog.I just don't do business without full disclosure and seek out ill-informed buyers without telling them the FMV of their property.
