Equity trust has hired a new batch of low functioning closing folks and they don't know what can be done and worse they get stubborn re what was just accomplished last month.  

We have a young and stubborn tenant who steadfastly refuses to give a firm answer as to if the bedroom ceiling is still leaking.

We are stubborn, hard headed, and nothing will get in our way.

This probably isn't the last time you will be dealing with a stubborn tenant.

We made it work anyway but it was hard and we were lucky; lucky we were in a rising market and lucky that between the two of us we just happened to have just the skill sets that were required to overcome our newbie error in location selection, and lucky that we both are able and willing to learn from our mistakes... and due to inordinate stubbornness, it took me a good long while, (several years not months) to even realize that we had made a mistake.

This is also a reason here why I would never consider rebating my commission...because often I have a buyer and seller so close together, but both are stubborn and wont budge, and I will just make up that difference out of my commission or out of pocket to get the deal to go through.

On the plus side, if stubbornness is what it takes, I am pretty sure I am sorted ;)I will update further findings here as a help to future readers. 

Your comment about how the original posted was sitting on 1,000,000.00 in buying power is the concept that has eluded me the most stubbornly.

If you get 25% equity right of the bat, then real estate is a great investment and I would suspect even the most stubborn banker would have to admit this.
