Some companies have junk status for ratings meaning they are rated to have a high chance of default and failure.You can request business financials the last 3 years to see how they have performed and how they are trending.

The Heights is where you have a good chance to find one due to relatively consistent construction through the last 50 years on parcels of land that (at least started out) at a decent size, not those subdivided postage stamps in Rice Military.

Seller remains the property owner until the contract is fully executed (last payment is made), buyer has benefits of ownership, but if something goes wrong, it's a contract termination not foreclosure.
