Construction 4. building plans 5. city permits (zoning and building) etc and you or anyone else may be saying : well you are not going to do all of those... you are not... but you need to be able to recognize when people are over changing you, or not doing enough work for the money you have paid them already... etc You have to be able to assemble teams: realtors, contractors, architects and drafters... or work with someone that can plug you in with their team. the list goes on.

Those HVAC prices actually sound a little steep to me, I got a quote this morning for a full HVAC install on a 1172 sq ft house, new ductwork, units, everything came out to 5500-6300 including city permits and a 10 year warranty.

They said depending on the part of the city and whether its monitored by city permit people depends on if they'll get the permit.
