Most people would rather live in a detached unit of a multifamily than an attached unit...I currently live in one of my multifamily properties that has a shared wall which is perfectly fine with me but currently looking for the next place and ideally it would be detached units for more privacy...Duplexes  generally tend to be smaller here in San Diego (2 bed/ 1 bath units are most common) and those with families and kids tend to want atleast a 3bed/2bath which maxes a single family home with an Accessory Dwelling Unit (ADU) more attractive.

I would capitalize the plumbing and bathroom remodel and expense as tenant turnover the kitchen cabinets, any appliances other than an HVAC system, and the tile/other flooring you listed.

@Michael Greenberg I have played with this for a few years and after an exhaustive amount of analysis, and creating my own algorithms and scenarios, it throughly depends on which days and seasonality.

And those contractors often are as dumb as the tenants, what he told you is more than likely because the solution wasn't obvious (I saw a probably in there). co leaks out of the exhaust of the furnace, through the chimney. make sure the flu is metal taped and sealed, the chimney is sealed......maybe its your gas hot water heater??....

I've found the product to truthfully be better than an Anderson 100 series window and while I've been fortunate not to have any maintenance issues thus far, my supplier who I've worked with for a few years and trust has made a point of emphasis in saying their warranty response is excellent.
