I personally would pay off the rent, then save up a three to six month emergency fund, then save up for a downpayment.

We are 650 miles away and have a basic manager, meaning they arrange the cleaners and deal with emergencies if one comes up and that's about it.

If a guest made a reservation prior to you having a hurricane or weather policy in place, let them know how the situation would be handled before a hurricane or a bad storm arises.As far as prepping your property goes, I would recommend checking the following boxes at a minimum before a storm/hurricane emerges:- Have a plan in place to secure outdoor furniture and miscellaneous items- Trim trees & branches- Have a protection plan in place for windows and doors- Waterproof important documents- Put fragile items or valuables on elevated surfaces- Review your insurance policy- Check that your roof and siding is secured and not loose- Ensure you still have an effective way to communicate in the case that service goes out in the areaIf you do not live near your property and are unable to check these boxes, find a reliable handyman and/or professional that will be able to complete these tasks for you.If I am missing anything, please add your suggestions below!

Aloha,Yes, it is fairly common to include a clause for major projects or other significant time-sucks such as Court related time, after hours Emergency services (major fire/flood), or even excessive hand-holding (limiting interactions/prolonged meetings with Owners for routine issues).

The Los Angeles housing market dropped 39.7% from the last peak to trough whereas the Atlanta housing market dropped 34.7%.From 2012 to 2021 - We are seeing Similar Appreciation numbers between Los Angeles and AtlantaFrom 2022, we starting to see the two housing markets in LA and ATL decouple.From 1991 to 2006, Los Angeles was in its growth phase while Atlanta was still in its emerging infancy phase.Here are the most recent Year over Year data from the top 4 housing markets and the bottom 3 housing markets.
