Hi Jake,Thanks for your response.I didn't budget for future maintenance & cap ex.How much would be reasonable percentage for them as I just  need to cover interior of the home as exterior is covered by HOA?

I had my first home and used its equity to buy my 2nd home and rented the first one out to help cover both mortgages.

I am estimating that there is still about $5500 worth of work to complete the project plus the dishwasher, refrigerator and some bathroom items (that I have already paid for).The gentleman and I still have a relationship and he is paying for a guy to come work when he can afford it (telling me he is building mobile homes for $12/hr during the day and managing the night shift at McDonald's to cover bills and my work).

In addition, the units have washer/dryer, disposal, covered carports, and the biggest amenity for my target renter demographic, a yard for animals.

You need a letter signed and dated by a bank representative, which verifies you have enough cash on hand to cover the cost of the offer you are making.

 You are going to find many situations on where claimed numbers are not how they truly are is once you start peeling back the cover of economic and physical occupancy current standings.

If my attorney was not smart enough to put in disclaimers that the seller chose not to use an attorney or similar language to cover the issue I would be looking for a new attorney. 

The 4K would be covering the interests and principle.
