I have  a few clients who own and manage their own rentals and are having difficulty in opening a true escrow account.  

Is there anybody who is currently having success OR experiencing difficulties in present time in the Macon, GA area?

I would consider it if the stays were a week or longer, but in my experience the difficulty of cleaning does not drastically go up after a few days, it is still the same work.

Currently looking in New Britain and having difficulty finding properties.

I find 6 and 12 no problem it’s the 3 month I’m having difficulty finding.  

OPM is a great option but again (as we all did starting out) will have difficulty gaining trust of other investors at your age and experience level. 

How difficult is it to get commercial under contract?

The difficulties are those with verbal lease or dated lease.

I would say about $8k average, sometimes reaching towards $20k depending on length of run and the difficulty of tie-in to the City main.I would not, as a buyer, wnat to take a chance on this..even if they are working well now, it is a ticking time bomb and a large expense.So I would wrap your head around the concept of offering a credit towards this item.

Most partnerships will have issues at some point (and often that point is sooner than you'd think), and if starting a real estate investing business isn't hard enough, adding in the extra difficulty of working with a partner will only make it tougher.Many new investors think, "I need someone to keep me motivated and accountable."
