Does the process change when you have a group of unrelated people like students renting a place?

So my question is would it be advantageous getting a CA real estate license to familiarize my self with the process and laws then get another license in NC to gain access to the MLS and then build from there or wait for my move and just continue general studying until I can properly focus on my market and state specific laws?

Of course we all want an agent who is responsive, knowledgeable about the homebuying process, and is pleasant to work with, but if they don't understand your goals as an investor... none of that matters.Ideally, you'd find someone who specializes in the investor "niche" and analyzes multiple deals per week for other clients so they'll have plenty of know-how to help you find a killer deal. 

My wife and I have a current home in the west burbs and currently in the process of researching real-estate to purchase our first piece of property.

I did some research on the process of owner financing and found some good info but left me confused and with more questions. 

Restart the process again each year or sooner - depending on how big the projects become in the future.My hope is to find investors who will get to know me, trust me and we make it happen!  

I am in the process of interviewing brokers in Georgia and questions continue to come to me throughout the process. 1. 

My tenant has been habitually late for the past few months and i want to start the process to get them to move out. 

She essentially voided my transaction and started the auction process over.
