@Don PhamKeep in mind that in order to take a distribution or loan under the CARES Act you must have been impacted by the virus in one of the enumerated ways.Distributions:If so, you can take a penalty-free distribution (as well as waive the 20% withholding requirement) from your 401k (assuming that the employer allows it) anytime between 1/1/2020 and 12/31/2020.

It might be different in other parts of the country but in SoCal where inventory was tight it had no impact, the buyers drive the bus on which houses they see and offer on.

If the ask is reasonable and in line with market trends, I’ll have little choice but to accept.On another note it’s interesting how many parts of the country are experiencing trends of lower rents etc and in some cases sharp decreases as local economies have been impacted but people are fixated on the news articles coming from San Francisco and NYC which say rents are down 5 - 10%.
