Reduce the list to properties that fit your criteria for a potential offerThen contact the owner, but it should not be a contact based on your knowledge of the property going into foreclosure or auction.  

@Andrew DanielIt really depends on the property and on your market.We will be doing a full-gut retrofit on a Victorian duplex (will be three units when we finish) and I am planning to send the two clawfoot tubs out to be refinished in a victorian era pastel aqua, red or yellow ... the form will fit the era, the colour will add a bit of pop and tie into a more modern vanity.

Some of this just has to do with the fit/finish of the rest of the property.  

So it fit.

From the lender's appraisal and the inspection, the owner will repair all that is necessary especially if it is a major repair. or lower the price as you see fit.

One big drawback to conventional systems is the amount of space required to fit all of the indoor equipment and duct system.

The copy is fantastic; I'd just make sure it fits on a page and doesn't look like too much to read.
