I am currently 37, with the expectation that I will convert this property in 2-3 years, pay taxes on it now, and will not access the capital until 67-70 years old (roughly 27-30 Years).1) I understand that converting Real Property is totally acceptable, and I does not apply only to liquid/cash assets.

NO damn it, you made the deal because you (luckily) reached a motivated seller.The method how you reach them does not matter in the sense you are applying this.Yes if the government sends bills using a yellow card and people in your town are used to yellow cards means you got a bill, of course do not send out yellow cards as your DMM piece.But apart from that obviousness, it is not the "text" or the "voice" that inherently works better.It all comes down to yhe list. to whom you are sending your message to.Everyone keeps thinking that there is a magic delivery method that gets you better results.People think!!!

I'm still using it, improving it, and adding to it as I come up with needs and wants for it "to do" through my use of it.The design of it is very specific to how I analyze and invest, applied to specific ways to use money (strategies) that I developed into a system and/or a series/combination of systems around my basic system of REI.

It's my first toe-dip into house-hacking and I just know that in my prior rental experiences, the Hold Fee wasn't a full month's rent amount, it was a % that then got applied towards the remainder of the Security Deposit.Does everyone else request the full Security Fee amount as the Deposit to Hold?

From what I remember if you're going the 5-year route, you just apply for the loan online and its in your bank account a few days later, it can be used to pay down cc debt, home reno, home down payment, college tuition etc.
