If you haven't seen it yet I would check out the Ultimate free beginners guide. http://www.biggerpockets.com/real-estate-investing Direct mail was one of my options, by obtaining a ore foreclosure list, as well as bandit signs, and setting up a internet page through realeflow.com or whichever website I see fit, but I have read about the tax lien auctions here in md, also a good way to receive interest on your money, but did u use any bandit signs and where they effective?

There are a couple of guidelines I've found on the internet that some may use which both revolve around price to rent index (or vice versa).One says if annual rent is >9%, you should buy instead of rent.Another one says if purchase price is 15 times or less the monthly rent, it's better to buy.I've incorporated this into a table along with our own % rule metric investors look at.I'm using purchase price of $100k for easy of figuring.

Consistently request credit increases with the credit card.Assuming you've stayed current on these accounts, ask any company who has billed you (phone, utility, cable & internet) to report your payment history to the credit bureaus.
