To be statistically 'safe' from a vacancy, natural disaster or other risk profiles, you need a whole lot more in differing geographical locations.Most people don't really need that safety because they don't often face the risks they fear and if you self-mange you can control your risks in better ways.Is 20 properties the right number for you?

unless your in a position to pick up and take over the project there is no rate that is safe. but to answer your question 15 to 25% interest is common for equity.. for instance there is a company in Oregon very establish HML that pays 6% with a 30 day call.. and your the bottom of the capital stack with the least risk.. not the top of the stack with the greatest risk ..

Having to remove an entire master bath addition that had rotted to the point it was no longer safe to be inside of the structure.Learning how to frame the new addition from a Deranged Framer who believed the aliens were coming for us and that he wanted a bonus when I sold the house since "that was customary"Firing said framer for no calling /  no showing for the second time on a Friday and even his mother could not find him....

Many of these communities like Safety Harbor, Dunedin, and Palm Harbor all offer monthly festivities with street vendors, pedestrian safe areas, live music etc.I could go on and on about economic growth, job growth, the number of people migrating to FL each year etc.
