I realized that the best way for me to get any deals is to spend money marketing and advertising directly to owners.I just signed a lease for my first office space and will begin marketing and advertising shortly.In the meantime, I am looking to network with other like minded real estate investors and would appreciate any and all advise and or feedback.Thanks for listening and hope to stay in touch!

Ours has never had a vacancy in 20 years, with no advertising other than word of mouth and have even had repeat tenants.

I may look into them in the future, but right now I'm not having a problem getting my properties rented without Section 8.I just had a 4 bedroom 1 bath house that I advertised and my phone EXPLODED!

I have found facebook advertising to be a decent way to solicit buyers, and you can narrow down your audience to your most likely buyers for cheap.

. $2k a month is usually the floor for any real inbound marketing/seo campaigns. $500 a month will only buy you people who will use blackhat SEO strategies that will get you penalized or even de-indexed.

Our last vacancy actually took weeks longer to rent out than expected, but it was late summer/fall and it was advertised significantly higher than previous long-term tenant had been paying.
