Instead of a $2500 fix, it became a $500 fix for labor and dirt.Rehab Scope: Roof, ext/int paint, kitchen, new flooring throughout, update both baths, new plumbing to replace missing copper, furnace, rear deck, doors/trim, etc.UNFORESEEN Delay: On many of our deals we tend to partner with others, and those usually go smoothly. 

Nice, shiny HW floors, modern kitchen and bath, etc.How would you structure this deal?  

They all range in the amount of work needed upfront (roof, flooring, kitchen(s), bathroom).

Another option you may want to consider should you exhaust your MFH search is a SFH with an in-law suite that has its own entrance & kitchen/kitchenette.

Exterior work (siding, roof, windows), drywall, flooring, painting, kitchens, bath, miscellaneous electrical, plumbing, etc....  

Off the top of my head it needs:-Kitchen -Appliances-Flooring on all of first floor-Paint-TLC in bathroom-New carpets on second floor-Light plumbing-New windows in basementI will hopefully have it inspected by the end of the weekend.

Brand new cabinets (pipe burst and they had to be replaced but they replaced with nice cabinets and formica plus low end appliances). no one has lived there since the pipe and rehab was done so there is little to be done other than kitchen, baths, floors and paint.

If it's a really nice bathroom and kitchen because the area has slightly gentrified, then $12k becomes $20k in short order.)3 months downtime, $250pm extra in rent.

Regarding you repair estimates- What are you estimating for kitchens, baths, roof, windows,.....  

Then he and wife talk about how they need to over improve the kitchen or bath or whatever in order to compensate for some big deficiency in their house vs. the competition.
