When you buy a car, you know everyone from the salesman to the truck driver delivering bolts makes some money, and you're happy with the product for the price.

I understand the concept of having clean, sharp, crisp, fresh images, according to what I read it can deliver more return.

I'd say it delivers the biggest bang for your buck in terms of a single paid real estate product or tool I have ever purchased.

I found that using a prefab builder, getting all the materials delivered, and having a contractor put the house together is a lower barrier to entry into the new construction arena and often really cost effective.

the NOTE is generally never recorded is generally only signed by the borrower and provided to the title company / lawyer so that the borrower comes in and signs both the mortgage and the note at the same time.. the Title co or lawyer then delivers to you the signed note and they take the mortgage to the county and record it.. 

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

.- 7 day delivered on 10/6 (5 day grace)- County backlog means court date not until 11/18- Invoice w/October rent, November rent, atty fees sent- November rent not paid- All-in, tenant currently owes $1665- Absolutely zero contact from tenant - no reply to emails/texts/phone calls- 11/4 a deposit hits our account for roughly 1/2 of amount due.

i'm in denver, and while it is a large metro area, it is still very easy to earn a bad rep by not delivering on your promises.cheers,john

I will be delivering a 60-day notice to a M-T-M tenant.After reading an earlier posting on this site, I'm wondering ...If the notice if served for example, on March 15, does the tenancy end May 15, or does it actually end at the end of the 2nd month, on May 31 ?
