Maybe set up one room like her bedroom with a locking door knob so that she can put kitties and 'stay out of this stuff' in there and feel save while you work 9 to 5 each day.

@Mitch KennedyI agree with  what @Tim Swierczek and @Alssya Strom has said about PMI....plus when you build up enough cash or the property appreciates you can get rid of PMI so not like you are locking yourself into a PMI payment for 30yrs.
