Tax assessed values extremely low and high rents on all 4 properties, so would not make sense to sell (capital gains) or 1031 (increased property taxes).

@ David Dachtera So does that essentially follow the same rules as a 1031 exchange would?

What would be the benefits of starting to save in a self-directed IRA vs just using post-tax cash and utilizing tax strategies, such at 1031 exchanges?

In my 1031 exchange I hold title to my relinquished property in my single member LLC but can I purchase my replacement property under my other single member LLC which has a different tax ID?
