If most properties are below $100k, I can see why a broker would implement it. 

@Allen McGlashing, agree with @Tyler Parish that you need to set up a more automated method of getting rent paid.

I use a great CRM to help me track this and create automation within my business.

I'm the more technical one so I implemented. 

I have done one live, fix, and flip deal, and I now want to take that cash to implement a buy and hold or possibly a BRRRR strategy.

Where can you automate and/or outsource the different parts that go into creating/managing your deals?

They stated that the important thing is to find the cause and implement a solution (cause is very possibly from tenant at this point).

I must stay above a 3.2 GPA to keep receiving my full ride.I hope to one day build a buy-and-hold portfolio with automated systems to allow me to be hands-free from it all - maybe not entirely hands-free, but pretty darn close.

It's not easy work but there is a lot of potential to scale the business model and it can become fairly automated.
