I think at least raise the concern, and it will at least get the idea in their Head you know of the issues, $50k is no small amount, no matter the size of the deal.

I just was hoping for something more in the mid to upper 4s range given that I got 4.35% on my last rental property.

what I find very unique right now Ned is the amount of HML or private money companies led by large hedgefunds investing in these HML companies have driven these private rates down to 10% apr or less.. so to only have about a 4% spread between bank money and HML is quite unique in my experience over the decades.. other than the high interest mid 80s anomaly.. 

And I would have 0 debt service. 

Depending on the size of the home, it can take anywhere from three months to six or seven months to get it ready to sell.

Depending on how busy the office will dictate one on one time with customer service.

I am currently renting out a property to an unmarried couple and I just recently found out they broke up and he decided to leave the property and cancel the services he was paying for.
