You need to go to the recorder's office and see what system they use and ask them about searching a property and liens.Actually, you can have a title company to give a preliminary search (mine does at no charge) and I obtain title coverage from them.While you can see current liens, doing a title search is beyond the scope and abilities of most investors, this is a specialty requiring legal training, it's not a DIY matter doing a title examination. :)

An Inspector isn't a framer/engineer and there isn't any formal training for an Inspector to properly "size up" the adequacy for of attic/roof structures, they may have called this out because it may appear to be structurally weak.

I have bought HF tools for one time use and ended up surprisedHave an electric jackhammer that has many hours on it now (approx 6 yrs)I bought a spare thinking it would die quick.and a few reciprocating saws that outlasted higher end items.Some of the bits and blades are great for the price once you learn which ones hold up****(Over time I trained wife to believe. big name tools fit my hands and that cheap tools cause my hands to cramp)*** I end up not getting a lot at HF
