Also, it is too easy for a realtor to set up your perimeters of 100-150K SFH  within the boundary that you define, and dial you in with automated MLS updates. 

ØI use a MailChimp automation that is tied to a Google Calendar.Basically I just plug the name, date and email of the guest into a Google calendar entry and emails are automatically sent to my Housekepers and they confirm back via email.

@Julie Marquez - My process is a bit automated in that the person is instructed to email a property specific address or text a property specific code to my phone system.

I am looking to implement a modified BRRRR strategy and cash out refinance it. 

Just a lurker on this thread (and much of the site), but I wanted to point out that it's been proven time and time again that breed-specific legislation (BSL) doesn't decrease dog bites in municipalities and cities that implement them.

I refuse to allow bad tenants to be rewarded for their behaviour regardless.In our jurisdiction court is the last resort and for that reason it is preferable that more creative measures be implemented to resolve problems.
