The fact that some of the property is "uninhabitable" would lead me to believe it will be hard for you to get a normal loan from a traditional bank (FHA, etc...).

Will you do your own lead generation or do you want tools for leads or even a team that divvy's out leads? 

I'm not sure which direction that will lead but I am enjoying looking at the data.

Recycling can stay in the units as it is taken weekly but garbage is only taken every two weeks and I'm concerned that this new approach will likely lead to tenants forgetting to take out their garbage on garbage day leaving a mess of garbage piling up outside.If anybody has experience with this issue or have heard of solutions that work that would be much appreciated.

In this situation, I would look very hard as he is starting off changing things and I think this could lead to trouble later.

@Brandon DesprasDrop RVMs and Texts and have them fielded by a VA, they input into Podio and you field warm/hot leads.

I’m willing to drive to any of these places if it’s a deal but I will take into consideration about maybe looking into the best market if it leads to virtual wholesaling.
