I'm kinda in the same boat you are in that I don't know where I will end up in a few years time but I've found what I believe to be a stable and strong rental market that has an excellent property management company with a lot of years of experience.

For all the reasons why individuals are anti-turnkey (over inflated #'s, bad rehab, the way the area is sold vs. the reality of the area, lack of market knowledge, overpaying) can all be avoided through due diligence, studying and visiting the market and aligning yourself with an excellent team.

So being humble is the key and a lot of the skills that it takes to excel in a career on the mainland can be your downfall in Hawaii.

Rates for good-excellent credit range from 6.5-8% for this type financing. 

It was priced a little high for a basic 900 sf 2/1/1 in that are, but as a vacation rental, the cash flow should be excellent.
