My family lives in the Stockton/Modesto area so whenever I’m out there again hopefully it wouldn’t be to much to get a cup of coffee and ask you some questions!

You want to be near entertainment, restaurants, etc. that draw.Chandler downtown has done very well the last ten years or so, attracting restaurants, a new theater, coffee shops, etc that would make that area attractive.

I'd recommend explaining what you're doing and offer to bring them a coffee or something. 

But short of a time machine your 2 choices are now or later.

I don’t usually believe in insurance for things that I can cover myself (new washing machine).

I'm a bit confused but admit I haven't had coffee yet this morning.
