My asking rent of $850 includes water, sewer, trash.

@Lorenzo Martinez I didn’t see anything for electric water gas and sewer.

When I left there in 2005, the City was reducing the number of lawns, cutting back on vegetation that required watering, and I believe they even drained Desert Shores for a while.

Also basing maintenance/cap Ex as a percentage of rent is basically indicating to replace a water heater in a $1k/month 2 BR costs half as much as replacing the water heater in the 2 BR unit that rents for $2k.  

I have been more convinced about this in the last few years, based on better solid evidence, than I can claim to have been convinced about the color of the sky or whether water is wet.

The house has the water heater outside, and so we built a small room around it and put a door. 

We will need to have a new gas furnace and water heater.

After much effort and digging my txt reached out to her daughter (as mom (tenant) wouldn't pick up my call) who said they left the key under doormat, electricity and water disconnected as of May 1st.

Then you also have to realize that many of the parts on a mobile home are not the same as a SF home (different water heater, different furnace, different doors, windows, etc.) and you can't just run down to Lowe's and buy the right ones (but they are available on-line). 

Secondly, I have a lot 2 blocks away that had a home on it but I razed it because the roof collapsed in and the water damage was serious.
