We are all looking for a safe place to park our Money, but, with prices for Houses and Rents at all time highs in Tampa you have to consider that the party may end soon.

Mistake on our part I know.

@Ryan Phelps, I'd gladly take a free 25% equity stake to lend private funds, but as @Curt Davis mentions, you'd still need to pay by the entirety of the loan I gave.Both parties should draw up the loan documents using an attorney. 

They were served 2x with notice of building being sold 60 days prior and 30 days prior as well as served a request to vacate by July 1st by a 3rd party.

Construction will be complete in November of 2021 and we will rent out as a short term, nightly rental and cash flow approximately 2K/month conservatively.

In most states the hard part is officially notifying her of the court date.If she moves to another state, your odds of collecting drop to near zero. 

In any action with respect to this Lease, the Parties are free to pursue any legal remedies at law or in equity and the prevailing Party in litigation shall be entitled to collect reasonable attorney fees and costs from the non-prevailing Party as ordered by a court of competent jurisdiction"I think this should protect me.

They all come with a little bit of work and due diligence up front, but are passive after the fact for the most part.
