I would start the eviction process based on them violating the lease agreement because they have not let the workers inside to do the job in a timely manner.

"new landlord cannot evict", The current lease states the agreement shall be binding to successors.

Here are my ideas:Build a large portfolio of them and then get a commercial portfolio loan from a small local bank (A bank we deal with California wants $1mil minimum portfolio size, not sure what minimum Indiana banks would have). 

We are also restrictive and require 2 night minimums and 3 night minimums on weekends during the high season as we will 100% book weekends and want the longer stays.

This is a well qualified tenant who I waived the pet fee and application fee to have move in.After the walk through and after signing the lease agreement and being given the deposit, the tenant has asked for a series of small repairs.
